Considered a Specialty Market (Chubb). They have specific companies that they use to insure these homes because they require appraisals by people who are certified to appraise historic homes. Can’t use a “regular” homeowners' policy to properly insure an historic home.

To qualify as a second home, a house must be occupied by the owner for at least six months of the year. It can be occupied off and on and does not have to be consecutive. (A credit may be available if the primary and secondary homes are uinsured by same company.

 

 

Vacant Homes

Vacant houseA house is considered vacant of it has been unoccupied for more than 30 days, and homeowner's insurance policies do not cover a loss in an unoccupied home. The risks of fire and vandalism are much greater and a different policy is needed to cover it. Special policies are issued for six month periods; the premium for this additional coverage is typically around $1,200.

Home renovation construction means geater risk. Always call you agent when you are doing a renovation to cover renovation risk, to cover additional value, and for tips on safety items that may be added at time of renovation to lower premiums.
